General Renovations in Harlow

Many of Harlow's original homes are now privately owned and being brought up to date room by room. We take on full house renovations with one team responsible for every stage of the work.

Something quietly significant has been happening to Harlow's housing. A great many of the homes built under the town's original plan have moved into private ownership, and their owners are investing in them properly, replacing services that have done their time and reworking interiors for the way households live now. These are well built, well sited houses in neighbourhoods designed around greens, hatches and generous green space, and they respond very well to a thorough renovation. Abbotts Build Hub has been modernising Essex homes for more than 25 years, and this is the kind of project we are set up for.

Modernising an original new town house

A whole house renovation in Netteswell, Mark Hall, Passmores or Staple Tye tends to follow a familiar pattern. The wiring and consumer unit come up to current standards, the heating and pipework are replaced, insulation is improved where the construction allows, walls come down to open up the ground floor, and everything is replastered before decoration. Compact original layouts often gain more from being reconfigured than from being enlarged, and moving a wall or borrowing space from an oversized landing can change how the whole house feels. Working in the right order matters, which is why one in house team covering building, plumbing, electrics and finishing keeps a renovation moving rather than stalling between trades. You can see the full scope of our renovation service and how we phase the stages.

Period property in Old Harlow and refreshes on the newer estates

Old Harlow asks for a gentler touch. The historic core, along with Churchgate Street and Potter Street, holds period and listed buildings where the aim is to repair and reveal rather than replace, using materials that let older fabric breathe and keeping original joinery and features wherever they can be saved. Consent requirements are checked before anything is disturbed. Over at Church Langley and Newhall the work is different again, more about refreshing interiors that have had a good deal of family use, upgrading finishes and adjusting layouts, with Newhall's contemporary architecture rewarding a simple, well executed approach. Whichever part of town you are in, you can see the range of trades we cover across Harlow.

Running the job and what shapes the budget

Every renovation starts with a walk round the house and an honest conversation about priorities, because very few people do everything at once. We set out a sequence, agree what happens while you are living there and what is easier done in one push, and keep you informed as each stage completes. The budget is shaped by how much of the wiring and plumbing is being renewed, whether structural changes are involved, the condition of the roof and windows, and the level of finish you want throughout. Rooms such as the bathroom are usually folded into the same programme while access is easy and the dust is already flying. We are fully insured, our workmanship is guaranteed, and the firm is rated 4.9 out of 5 by the homeowners we work for. What our clients say

General Renovations questions, answered

It depends on the size and condition of the property, but a full refurbishment of a typical Essex three bedroom home usually runs from around eight to sixteen weeks. Structural changes, bespoke joinery and long lead items such as kitchens can extend that. We give you a realistic programme alongside your quote so there are no surprises.

Many internal renovations fall under permitted development and need building control rather than planning permission, for example structural openings, rewires and new bathrooms. Planning permission is more likely if you are extending, altering the roofline, or the property is listed or in a conservation area. Where approval or a structural engineer is needed, we coordinate it for you.

You can usually stay, and many of our Chelmsford clients do to keep costs down, as long as you accept dust, noise and a rota of usable rooms. For larger projects, or when the kitchen and only bathroom are out of action at the same time, moving out lets us work faster and often shortens the overall programme. We will talk both options through honestly at the quote stage.

For older properties we suggest holding around ten to fifteen per cent of the budget as a contingency. Opening up floors and walls in period Essex homes can reveal old wiring, damp or failed timber that nobody can see when quoting. A sensible contingency means these are dealt with without derailing the project.

Yes. Building, plumbing, electrics and finishing are all handled by our own team, so you are not left coordinating separate trades. Notifiable electrical and gas work is carried out to the relevant building regulations, with certification arranged through appropriately registered specialists.
