A renovation in Southend-on-Sea usually begins with two lists. One is what you want the house to become, the other is what the building needs regardless of taste. Close to the coast, that second list tends to be longer than people expect.
Salt carried on the wind is both abrasive and corrosive. We start renovations at the outside of the building, because there is no sense replastering a room while the wall behind it is still getting wet.
The Victorian and Edwardian houses of Westcliff-on-Sea and the streets near the cliffs reward careful work. Original cornices, sash windows, panelled doors and fireplaces are worth keeping and repairing, while the wiring, plumbing and insulation hidden behind them usually are not. The 1930s semis further inland need different things, such as stripping out tired alterations from previous decades, improving thin loft insulation and opening up small ground floor rooms. In the large houses that were divided into flats, renovation often means correcting earlier conversion work that was done cheaply, particularly sound insulation between floors and dated electrical installations.
If you are moving into an empty house, doing the disruptive work in one block is almost always quicker and cheaper. Floors come up once, walls are chased once, and the decorators follow everything else. If you are living in the property, staging the work room by room is slower and costs a little more in return visits, but it keeps the house habitable. Either way the order matters. Roof and external repairs, then structural changes, then first fix services, then plaster, then second fix and decoration. Skipping that sequence is what turns a renovation into a rework, and it is the single biggest driver of wasted money.

It depends on the size and condition of the property, but a full refurbishment of a typical Essex three bedroom home usually runs from around eight to sixteen weeks. Structural changes, bespoke joinery and long lead items such as kitchens can extend that. We give you a realistic programme alongside your quote so there are no surprises.
Many internal renovations fall under permitted development and need building control rather than planning permission, for example structural openings, rewires and new bathrooms. Planning permission is more likely if you are extending, altering the roofline, or the property is listed or in a conservation area. Where approval or a structural engineer is needed, we coordinate it for you.
You can usually stay, and many of our Chelmsford clients do to keep costs down, as long as you accept dust, noise and a rota of usable rooms. For larger projects, or when the kitchen and only bathroom are out of action at the same time, moving out lets us work faster and often shortens the overall programme. For older properties we suggest holding around ten to fifteen per cent of the budget as a contingency. Opening up floors and walls in period Essex homes can reveal old wiring, damp or failed timber that nobody can see when quoting. A sensible contingency means these are dealt with without derailing the project.
