Braintree's building stock spans several centuries in a very small radius, which is why no two renovations here follow the same programme.
The centre still carries the marks of its wool and silk weaving past, with timber framed buildings and Georgian frontages standing close together, and Bocking adds a conservation area full of period cottages. Renovating that kind of house means working with what is already there. Frames have moved, floors slope, openings are rarely plumb, so joinery is scribed and skirtings are cut to the room instead of the room being forced straight. Where a building is listed or sits in a conservation area, consent may be needed for work that would be routine elsewhere, including window replacement and some external alterations, so it pays to check with Braintree District Council before materials are ordered. A proper look at the fabric before the first wall comes down also avoids the expensive discoveries that stop a renovation dead in its second week.
A surprising amount of damage in older Essex houses comes from well meant modern repairs. Cement render, gypsum plaster and impermeable paint applied to solid or timber framed walls trap moisture that used to evaporate away, and it reappears as blown plaster, staining and decaying timber. Lime plaster, lime mortar and mineral paints let the fabric breathe again. Clearing gutters, improving ventilation and lowering raised external ground levels frequently achieves more for a damp wall than any injected treatment ever will, and it costs less to put right early. These buildings were designed to take on moisture and release it again, so a repair that ignores that will always fail before the material it replaced.
Terraces near the town centre and the semis along the roads towards Witham usually need the unglamorous work first, which means rewiring, replumbing, heating, insulation and roof repairs. Once first fix is sound, everything laid over the top of it lasts. Open plan ground floors, new staircases, replacement windows and reworked layouts then become straightforward, because you already know what the walls and floors are doing. Many of these houses also have a blocked or unused fireplace, and as a HETAS registered installer we can open one back up and fit a stove and liner correctly.

It depends on the size and condition of the property, but a full refurbishment of a typical Essex three bedroom home usually runs from around eight to sixteen weeks. Structural changes, bespoke joinery and long lead items such as kitchens can extend that. We give you a realistic programme alongside your quote so there are no surprises.
Many internal renovations fall under permitted development and need building control rather than planning permission, for example structural openings, rewires and new bathrooms. Planning permission is more likely if you are extending, altering the roofline, or the property is listed or in a conservation area. Where approval or a structural engineer is needed, we coordinate it for you.
You can usually stay, and many of our Chelmsford clients do to keep costs down, as long as you accept dust, noise and a rota of usable rooms. For larger projects, or when the kitchen and only bathroom are out of action at the same time, moving out lets us work faster and often shortens the overall programme. We will talk both options through honestly at the quote stage.
For older properties we suggest holding around ten to fifteen per cent of the budget as a contingency. Opening up floors and walls in period Essex homes can reveal old wiring, damp or failed timber that nobody can see when quoting. A sensible contingency means these are dealt with without derailing the project.
